Located in the historic Fort Point Channel District, 381 Congress Street was completely refurbished to offer luxury loft-style residences. Once utilized as a warehouse facility, the 5-story, 44,000 sf building was converted to 44-housing units with street-level restaurant space and outdoor patio. Columbia worked collaboratively with ADD Inc. to rehabilitate the building. The exterior was restored and the interior was renovated, blending classic 20th century architecture with contemporary finishes.

Originally constructed in 1906, the building is historic in nature. Featuring distinctive brick and beam construction, there were many regulatory and physical constraints inherent in redeveloping the property. The facade was restored and the classically inspired details were preserved. New windows were installed, and the roof replaced with the addition of a 600 sf rooftop terrace overlooking the Fort Point area and Boston Harbor.
