  • Location:
    Waltham, MA

Located along the Charles River, the adaptive reuse of the 400,000 square foot Waltham Watch Factory building was completed in three phases: Phase I included core & shell commercial space, interior fit-ups for prospective tenants, and a Waltham Watch Company history exhibit; Phase II included 97 loft-style residential units, two restaurants, and structured parking; and Phase III entailed 67 residential units and a new parking deck.

The development included significant site and environmental remediation which entailed the partial demolition of compromised areas of the existing structure as well as the stabilization of effected soils near the river. The project also required a completely new central plant and all new utilities. New accessible entry elements, as well as new public areas with pedestrian walkways and seating areas along with a variety of parking areas, were placed strategically throughout the complex.
