MEP systems represent the most complicated and costly equipment in a new or renovated facility. Columbia’s nimble and experienced MEP Services team is comprised of professional engineers, virtual modelers, QA/QC specialists, MEP estimators, a drone pilot, and a laser scanning specialist. From preconstruction through project completion and turnover, our MEP Services team utilizes the latest tools and technology to provide our project teams and their clients unsurpassed proactive support to deliver quality MEP solutions that perform as intended for many years to come.
Our MEP Services team gets involved early in the preconstruction phase. We assist our client, their design team, and consultants with evaluating the life-cycle cost analysis of alternative MEP systems. Our laser scanning and drone specialists provide detailed information on existing conditions that is more accurate than typical as-built drawings. This ensures that the proposed MEP systems can be accommodated, are clash-free, and accessible for routine maintenance. As the design develops, our proactive MEP Services team provides bid-ability, constructability, and serviceability reviews of the modeled project. Our team is fully versed in Revit and Navisworks, the industry-standard authoring tool for creating 3D models and coordinating design drawings. This enables the project team to produce an accurate set of construction documents which are invaluable to the trade partners building the project. The MEP Services team also collaborates with and manages the MEP trade partners to enable prefabrication, early procurement of long-lead equipment, and coordination with all systems. All this effort during the preconstruction phase mitigates RFI’s, potential change orders, and schedule drift.
During the project’s construction phase, our MEP Services team continually inspects the installation of MEP systems for quality and conformance with the contract documents. As the MEP systems near completion, our team conducts pre-commissioning sessions with our MEP trade partners and the client’s commissioning agent to ensure the equipment is functioning correctly and as specified. Our MEP Services team oversees and approves the production of the as-built drawings and creates the operation and maintenance manuals. Most importantly, our team ensures that the end-user understands how to control and maintain the MEP system. This comprehensive effort provides our clients and the end-users with MEP systems that perform as intended, are issue-free, simple to operate, and easy to maintain.
